I will make one general observation - it looks like
sales figures have stabilized, and in many cases increased, throughout the greater Truckee area.

A comparison of the median sales price for single family homes within the major resort home communities of Truckee.

We continue to experience an abnormally low inventory for this time of year (68 homes available on 1/19/2010) coupled with fewer reductions of asking price. The low inventory, buyer demand and continued low interest rates may continue to stabilize the asking price of Tahoe Donner single family homes. Comments? 


The sale of Tahoe Donner single family homes has increased every quarter in 2009. This is a trend that repeats every year.
Approximately 18% of the 4th quarter sales were bank owned or short sales. Questions?

Prices have remained higher than expected and, with the exception of the 3rd quarter (see following chart), the sale of Tahoe Donner ™ condominuims has been unusually low this year.  Comments?

Condo sales have picked up the past 2 quarters. This may be the result of fewer single family homes being available in the lower price ranges. Questions?

Donner Summit has seen a stabilization and increase in single family home sales price.
The low number of sales for Donner Summit is a reflection of their smaller market when compared to other areas of Truckee.
